Josiah Nelson is a corporate attorney with a strong focus on real estate law and corporate transactions. He advises clients on a wide range of corporate matters, including entity formation, mergers and acquisitions, and contract negotiations. Josiah also brings significant experience in real estate law, having worked with clients in both commercial and residential real estate matters. He has successfully represented individuals, developers, investors, and corporate clients in acquisitions, leasing, and development projects across diverse markets.
In addition to real estate, Josiah has a background in banking and finance, having advised financial institutions and borrowers on a wide range of matters including commercial and private money lending, debt restructuring and assumption, and other tailored finance solutions.
What sets Josiah apart is a collaborative approach to legal problem-solving. He takes pride in working closely with clients to understand their unique goals and challenges, crafting innovative and practical solutions tailored to each situation. Whether structuring a complex deal or ensuring a smooth closing, Josiah is known for being both a trusted advisor and a creative thinker.
Josiah earned his J.D., with distinction, from the University of Nebraska College of Law, where he completed Programs of Concentrated Study in Business Transactions and Real Estate Law. During his time at Nebraska College of Law, Josiah earned CALI Excellence for the Future Awards in Securities Regulation and Estate Planning Clinic for earning the top grade in each class. Josiah is also an active member of the Nebraska State Bar Association, including serving on the Executive Committee for the Bank Attorney’s Section.
Outside the office, Josiah enjoys spending time with his wife and three young children. He also enjoys spending his early mornings working out with his friends in F3 Omaha – a men’s outdoor workout group and community leadership organization.
